Charles G. Argianas, President of Argianas & Associates, has spent over 30 years appraising and consulting on real estate properties throughout the United States. Before founding Argianas & Associates, he held various positions with The First National Bank of Chicago (now JP Morgan Chase), Deloitte & Touche Consulting, and American Appraisal Associates. In those capacities, he has created and managed entire real estate appraisal/consultant staffs with a focus on income producing and special-purpose properties. Charles is nationally recognized for his expertise in appraising large institutional, industrial, and special purpose properties. Diane DiBernardo brings an impressive spectrum of experience to the Argianas team with almost 20 years as a commercial real estate appraiser. Joining the Argianas team in 2010, Diane is responsible for training, reviewing and coordinating appraisal assignments for certain clients. She is an expert in ARGUS discounted cash flow software. Diane's extensive experience includes the valuation of fee simple, leased fee and leasehold interests for a wide range of purposes including bank financing, internal asset management, estate planning, and litigation support. Her assignments have included all property types throughout the Midwest including existing and proposed single and multi-tenant office, retail, industrial and residential developments. Diane's familiarity with real estate income analysis is apparent in her appraisal work involving downtown office buildings, community retail centers, and entire residential subdivisions. Special purpose valuation and/or consulting assignments have included easements, billboard signage, self-storage facilities, barge terminals, hotels, golf courses, automotive service stations, and car washes. Richard deVerdier started his appraisal career in early 2004 as a residential appraiser where he received an extensive amount of training and a wide variety of appraisal experience including: single and multi-family property appraisals, vacant land appraisals, rent surveys, operating income statements, final inspections and consulting projects. Since joining Argianas & Associates in 2008, Rich has been involved in appraisal and consulting assignments for international, national and local lending institutions. Legal positions he has appraised have included fee simple interests, leased fee interests, and leasehold estates for financing along with property acquisition and disposition, litigation support, foreclosure and purchase price allocation. His dedication includes serving on the Scholarship Committee as well as past positions on the Government Relations Committee, the Membership Development and Retention Committee, and the Website Committee. His peers strongly believe that one day he will be an important appraisal industry leader and policy contributor. As an example, Rich recently helped represent the appraisal profession in addressing the United States Congress. As a result of his membership on The Appraisal Institute's Leadership Development & Advisory Council (LDAC), this group helped pass the appraisal provisions included in the Dodd-Frank Wall Street Reform and Consumer Protection Act. Rich is also on the Board of Directors of the Illinois Coalition of Appraisal Professionals (ICAP), the nation's largest political action organization for professional appraisers, where he serves on the Seminar and Public Relations committees. Mike Roth, a Senior Appraiser with Argianas & Associates since 2006, has been engaged with real estate appraisal and consulting engagements involving properties located in Illinois, Indiana, Iowa, Michigan, Ohio, Pennsylvania, Texas, Utah and Wisconsin. Mike's real estate appraisal experience has included apartment complexes, automotive dealerships, car wash facilities, residential condominium developments, commercial facilities, office space, healthcare, vacant land, industrial and manufacturing facilities, trucking terminals, cold storage facilities, USDA food-processing facilities, golf courses, gas stations, marinas, religious facilities, funeral homes, residential and commercial subdivisions and restaurants. Argianas & Associates Senior Appraiser, Ulyana Smolyak, a multi-lingual professional, joined the Argianas team in 2007 after working in banking and finance. Ulyana's diverse appraisal portfolio includes premium residential properties including entire subdivisions, automobile dealerships throughout the Midwest, substance abuse rehabilitation facilities, religious organizations, health and fitness clubs, USDA food processing properties, television broadcasting facilities, investment properties, full service hotels and entire industrial complexes. Legal positions valued have included fee simple, leased fee and leasehold interests for finance, liquidation, purchase price allocation, and litigation support purposes. She has appraised many special-purpose properties including a portfolio of large commercial bakeries, entire hospital and university campuses, a portfolio of industrial manufacturing plants, billboard signage, restaurant and convenience banking portfolios and large institutional-grade fitness centers. Mayra Ambriz, fluent in Spanish, joined the Argianas team in 2009. She has performed real estate appraisals of various properties throughout Illinois and Wisconsin. Some of these appraisals include vacant land, entire subdivisions, multi-family residential properties, industrial, retail and commercial condominiums, fast food and sit-down restaurants and industrial facilities. She has also appraised many special use properties including maximum security detention/prison facilities, USDA food processing and rendering facilities, movie theaters, funeral homes, vacated right of ways and equestrian estates. Unusual properties Mayra has appraised include Chicago's Aragon Ballroom, an old movie palace located in Western DuPage County Illinois, a large fee-based operated airplane servicing facility located at the Rockford Airport, a large-scale tree nursery and hotel-condominium suites located in downtown Chicago's "Trump Tower".
